Important Information

Check-in and Check-out Procedures

  • Check in is after 4pm and check out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
  • Guests are not allowed to bring their own ATV. Secure an ATV rental while staying in The Lodges at Eagles Nest. Ask for additional details.

Policies and Rules

  • No smoking allowed inside the home. No trace of smoking left outside the home.
  • Minimum age: 25 years. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • Children allowed.
  • No events allowed.
  • No pets allowed. Thank you for not bringing pets into this home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Fees and Payments

  • All rentals at The Lodges at Eagles Nest are subject to an amenity access fee, depending on number of guests a home sleeps, in order to maintain the facilities and features that guests have access to. Some amenities at The Lodges at Eagles Nest are seasonal and/or subject to certain hours of operation.
  • The Lodges at Eagles Nest offers a summer series of concerts open to all guests, with an admission fee for each person and cash bar for food and drinks.
  • Firewood may be added at the time of booking or by reaching out to us more than a week in advance. You receive two wrapped bundles and a firestarter for $25/night.
  • Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thur & Fri 4p-10p. Sat & Sun 1p-7p. Please note all visitors on premise at the winery must be 16 years or older. This is strictly enforced.
  • CANCELLATION POLICY - Bookings canceled 30+ days before arrival will receive a refund of the deposit. Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit. Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.

Parking Information

  • This home has a gravel drive and driveway, with enough parking for up to 5 vehicles.
  • This home has a Level 2 EV charger.

Utilities and Amenities Access

  • All BRMR homes offer well stocked kitchens with all utensils needed to cook meals.
  • There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • Towels and linens will be provided.
  • Guests must supply their own sports equipment for use on the ball fields and sports courts.
  • We do not provide hair dryers.

Safety and Emergency Information

  • This homeowner uses outdoor surveillance cameras to ensure their home stays safe. No cameras monitor the inside of the home or the hot tub area. Camera #1 and #2 are in front of house pointed at driveway and entrance, and Camera #3 is on left side facing house pointed towards garage drive.
  • The home is equipped with smoke alarms and a carbon monoxide detector.

Additional Critical Details

  • Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Sunday.
